Commercial waterproofing for Texas buildings and site concrete
Water gets into commercial buildings through a short list of places: below-grade walls, joints between panels and dissimilar materials, and slabs and decks that drain toward the building. We find the entry point, then close it with the waterproofing or sealant system that suits that location, instead of coating everything and hoping.

01 · How it works
What the work involves
Commercial waterproofing on this site covers three areas we self-perform: below-grade walls (excavating and waterproofing from the outside), building joint sealants on tilt-wall and masonry facades, and horizontal concrete where joints and cracks carry water toward the structure.
The order matters. A leak that shows up inside at a slab edge may come from a failed wall joint above, a foundation wall below grade, or a site slab draining back toward the building. We trace the path before quoting a fix.
Roofing isn't part of our scope. If the source turns out to be the roof, we'll tell you so you can call a roofer.
04 · Work methodology
How we do it
- 01
Trace the leak
Inspect the inside and outside, and note when the water appears and after what kind of rain.
- 02
Define the scope
Write a scope that addresses the source, not just the symptom.
- 03
Prepare surfaces
Excavate, grind or cut out old material until the surfaces can bond.
- 04
Install the system
Apply the membrane or sealant system to the manufacturer's installation requirements.
- 05
Protect and restore
Protect the new work, then backfill, clean up and walk the result with you.
05 · Materials and systems
Products are selected per project from the specification or, where there is none, from manufacturer data sheets matched to the joint movement, traffic and exposure. Your written proposal names the exact products before work starts.

07 · Buyer questions
Questions property and project managers ask
- Do you do roof waterproofing?
- No. We work on foundation walls, building joints and site concrete. If the leak source is the roof, we'll say so.
- Can you waterproof from the inside instead of excavating?
- Sometimes. Waterproofing from the inside (the negative side) can control dampness, but it doesn't stop water reaching the wall itself. Excavating and waterproofing from the outside (the positive side) addresses the cause. We'll explain the trade-off for your wall.
- Do you work from a written specification?
- Yes. If your architect or engineer has a specification, we price and install to it. If not, we'll write a scope that names the products and steps.
