Commercial pool deck and pool joint sealing

Commercial pool decks take the most punishment of any concrete on the property: chlorinated water, full sun, heavy foot traffic and the joint where the deck meets the pool coping. When that joint opens, water gets behind the coping and under the deck. We seal pool deck and coping joints and repair or replace deck sections for apartment communities, HOAs and hotels, timed around the swim season.

01 · How it works

What the work involves

The joint between the pool coping and the deck is designed to let the deck move independently of the pool shell. It must stay flexible and sealed. A rigid filler or mortar in that joint, or a failed sealant, lets water reach the bond beam behind the coping.

Deck control joints need the same treatment as any concrete flatwork: clean out, backer rod and a sealant suited to horizontal traffic and pool-water exposure. Product selection should account for chemical and UV exposure, and we confirm suitability on the manufacturer's data sheet.

Where the deck itself has heaved, cracked through or settled, we remove and replace sections, as shown in the photo of a multifamily pool deck pour.

04 · Work methodology

How we do it

  1. 01

    Inspect

Check the coping joint, deck joints and deck sections, and plan the work around pool closure dates.

  2. 02

    Prepare

Cut out old sealant and rigid fillers, then clean and dry the joints.

  3. 03

    Repair deck

Replace or patch failed deck sections where needed.

  4. 04

    Seal

Install backer rod and sealant rated for the exposure.

  5. 05

    Reopen

Clean up and confirm the cure time before the pool reopens.

05 · Materials and systems

Products are selected per project from the specification or, where there is none, from manufacturer data sheets matched to the joint movement, traffic and exposure. Your written proposal names the exact products before work starts.

07 · Buyer questions

Questions property and project managers ask

When should pool deck work be scheduled?
Before opening day or after the season closes, so sealants cure without swimmers and wet traffic. Spring fills up fast. Ask early.
Do you resurface or coat pool decks?
Our pool deck work is joint sealing and concrete repair or replacement. Ask us about decorative coatings, and we'll tell you whether that work is in our scope for your project.
