Concrete parking lot and truck court joint sealing
This page is about concrete pavement. Asphalt crack sealing and sealcoating are a different trade. Concrete parking lots and truck courts are built in panels, and the joints between them are designed to move. Left open, they take in water that erodes the base under the panel edges, plus stones that chip the edges when the panels expand. We route out old material, clean the joint and install sealant matched to the traffic: cars, delivery vans or loaded trailers.

01 · How it works
What the work involves
In a concrete pavement the joint is the weak point and the panel is the strong one. The panel stays sound only while the base under it stays in place. Water entering at joints, followed by repeated wheel loads, pushes fine material out from under the slab. That loss of support is what eventually cracks panels at corners and along wheel paths.
Sealant selection depends on traffic, joint width and exposure. Truck courts with turning trailers need a different product and joint profile than a car lot. On public or TxDOT-specified work, the specification governs. TxDOT, for example, classifies joint sealants under its DMS-6310 materials specification.
We run the saws, pressure and air equipment, and haul-off ourselves. On busy sites we work in phases so docks and drive lanes stay open.
04 · Work methodology
How we do it
- 01
Map the joints
Measure linear footage and note panels that need repair before sealing.
- 02
Route and clean
Saw or rout out the old sealant, then clean the joint with pressure and air.
- 03
Repair edges
Patch spalled joint edges so the sealant has two sound faces.
- 04
Backer and seal
Install the backer rod and a sealant matched to the traffic.
- 05
Reopen in phases
Return each area to traffic once the product allows it.
05 · Materials and systems
Products are selected per project from the specification or, where there is none, from manufacturer data sheets matched to the joint movement, traffic and exposure. Your written proposal names the exact products before work starts.

07 · Buyer questions
Questions property and project managers ask
- Do you seal asphalt parking lots?
- No. Our parking lot work is concrete pavement: joints, panel repair and replacement. For asphalt sealcoating and striping, call a paving contractor.
- How often do pavement joints need resealing?
- It depends on the product, traffic and sun exposure. Inspect joints at least once a year, and reseal sections where the sealant has hardened, split or pulled away before water does damage.
- Can the work be done at night or on weekends?
- Phased and off-hours schedules can be arranged for sites with active docks or high daytime traffic. Tell us your operating hours when you request a quote.
