Sidewalk expansion joint sealing for commercial properties

Open joints in a commercial sidewalk collect water, sand and grass. The water softens the base, debris jams the joint so the panels can't expand, and the panel edges start to chip. Sealing the joints is a small job that prevents larger ones. We clean the joints out, size the backer and install a sealant made for horizontal traffic.

01 · How it works

What the work involves

Sidewalk joints come in two kinds. Control joints are saw-cut or tooled grooves that tell the slab where to crack. Expansion or isolation joints separate the slab from buildings, curbs and other slabs. Both work better sealed, but expansion joints, where old fiber filler has often rotted away, need the filler cut down or replaced before they can be sealed.

On horizontal joints we usually use self-leveling sealants. They flow flat into the joint and don't hold a tooled lip that heels and pedestrians would catch.

04 · Work methodology

How we do it

  1. 01

    Clean out

Rout or saw the joints and clear old filler, debris and vegetation.

  2. 02

    Dry and prep

Blow the joints clean and dry so the sealant can bond.

  3. 03

    Backer rod

Set the backer rod at the depth the sealant needs.

  4. 04

    Seal

Install self-leveling sealant just below the surface.

  5. 05

    Protect

Keep foot traffic off until the sealant is tack-free.

05 · Materials and systems

Products are selected per project from the specification or, where there is none, from manufacturer data sheets matched to the joint movement, traffic and exposure. Your written proposal names the exact products before work starts.

07 · Buyer questions

Questions property and project managers ask

How long before people can walk on it?
That depends on the product and the weather. Self-leveling sealants are typically tack-free in hours, not days. We cone off sections while they cure.
Can you seal joints next to the building?
Yes. The isolation joint between a walk and the building is one of the most important to seal, because water there runs straight to the foundation.
